Leasing

With services encompassing optimal retail use and mix strategies to target rent analysis and project marketing, we provide comprehensive assistance to maximize the value of your asset. Site Evaluation

  • Defining the trade area beyond the traditional demographics and psychographics reports. We would research current and historical sales volumes from comparable consumer retailers in the trade area.
  • Identifying the relevant trade area supporting the retail components of each project.
  • Identifying existing consumer shopping paterns within the trade area.
  • Identifying the specific analogues in comparable retail markets which support the subject retail center.
  • Identifying the specific target tenants.
  • Identifying site specific physical issues which impact the project including ingress and egress issues and traffic patterns on the major arterials surrounding the project.
  • Preparing a comprehensive retail analysis of immediate trade area.
Project Planning
The leasing team can bring to bear strong industry relationships with project architects and planning consultants as well as experience with many other disciplines in the design and planning industry. When joined with the development team, we can collaborate with the design consultants with respect to site planning, tenant mix, tenant placement, tenant specific improvements and other pre-development design issues. This is important because we can then identify the needs of extremely customized tenant improvement retailers and restaurants early in the process and work with the design and planning team to incorporate these needs into the design drawings.

Merchandising Mix
Once a site plan is ready for submittal to the retailer community, the leasing team will develop the desired tenant mix and merchandising scenarios. This enables the developer to maximize rents and, just as importantly, the retailer to maximize sales, ensuring long-term viability for both parties. With our experience, a desired merchandising plan will be developed to meet the requirements of the specific property.

Leasing
The leasing team will aggressively market the center with speed and conviction. The team will develop a unique mix of merchandising services including target retailers and restaurants which will create a compelling point of difference for each project and the target customers. We employ an “all source” proactive approach to identifying and targeting tenants including canvassing existing centers, touring comparable street retail in and around each subject property, contacting manufacturers to discuss first time or new store concepts, attending industry events to develop tenants contact opportunities and engaging our extensive network of broker and tenant relationships.

Management
Our help desk service ensures timely response to tenant calls and work order requests, and tracks them from start to final posting. Via the help desk, our property teams are always on-call and available to respond to service requests and emergencies.
